The Opportunity
- Manage a portfolio of residential properties, overseeing daily operations, occupancy, leasing, maintenance, tenant relations, and financial performance.
- Serve as the primary point of contact for property owners, tenants, vendors, and internal teams.
- Manage leasing activities including property showings, marketing, applications, move-ins, move-outs, renewals, and vacancy reduction.
- Conduct property inspections and monitor unit conditions, repairs, preventive maintenance, and improvement projects.
- Coordinate vendors, review bids and estimates, and recommend repairs or projects requiring owner approval.
- Monitor rent collections, delinquent accounts, expenses, budgets, and property performance.
- Prepare operational updates, financial reports, correspondence, and other owner documentation.
- Resolve tenant and owner concerns promptly while maintaining a high level of customer service.
- Support urgent maintenance issues and occasional after-hours emergencies.
- Travel regularly between properties, project sites, vendor meetings, and inspections.
Qualifications
- Active Hawaii Real Estate License in good standing.
- Strong understanding of Hawaii Residential Landlord-Tenant Code and Fair Housing regulations.
- Experience managing residential properties, leasing, tenant/owner relations, maintenance coordination, and vendor management.
- Experience with AppFolio or comparable property management software.
- Proficient with Microsoft Office 365 and Outlook.
- Strong organization, communication, problem-solving, and follow-through skills.
- Valid driver’s license, reliable vehicle, and ability to travel throughout the assigned portfolio.
